It is an intense, accelerated real estate marketing process that involves the public sale of any property, and most certainly includes premier properties that are non-distressed, through a transparent and competitive bidding process.”
Chisum Realty & Auction views the auction method of sale as another very important tool in the toolbox that we use to get the job done. To be sure, some properties are not good candidates for an auction sale. Fortunately, we are licensed as traditional Real Estate Brokers and separately as Auctioneers; and we do not favor either the traditional or auction method. It is our contention that the property itself, the marketplace, and the seller’s desired outcome from the sale of the property will determine the appropriate sales process.
Frequently, we employ a “blended” sales process that combines the best of both the traditional sales and auction methodologies. The ability to use one, or both processes simultaneously is unique to the real estate industry as the brokerage selling the property must hold both a Real Estate Broker’s license and Auctioneer’s license to comply with state law, or if the brokerage is not dual licensed, that brokerage must employ another individual or entity introducing additional costs, unqualified advice, financial liability, and risk to the process.
